I bought the book back in September of 2006 and have just started reviewing it. I did find an error as mentioned on page 18 in another review by another reader. The Assessed value formula is backwards and you have to reverse the numerator and denominator variables P & A to get the formula to work. Also the revised assessment example on page 20 has some errors also. The formula (1+i)^y should calculate the revised assessment column on page 20 using the 1.5% average increase in assessed value. When you plug in values with y = 1 as the power the values come out. When you use 2-3 years for y, you get a higher value that does not agree with the examples for Laurel St; Haynes St; Green and Hayward Lane respectively. So far this is the major errors I have found but will write back when I see some more. I do agree the classifications of the related formulas are great to the subject matter being expounded on. However I would also like to see more worked out examples for the formulas as this would also serve as a self check for errors. Some of the simpler formulas have no worked out examples and for some this is needed to lock in the theory.

I ordered this book for my business library and and happy with it, athough it does have some errors in it. However, the material is informative enough to undersatnd, which allows me to perform the calculations in it.

Michael c. Thomsett's REAL ESTATE INVESTOR'S POCKET CALCULATOR: SIMPLE WAYS TO COMPUTER CASHFLOW, VALUE, RETURN, AND OTHER KEY FINANCIAL MEASUREMENTS finally places in the investor's hands the same tools real estate agents use to calculate yield, values, taxable income and operating expenses. All different types of value are revealed in chapters which cover everything from acceleration techniques and methods for reducing interest to ways of maximizing investment returns. Worksheets, tables and charts provide clarity and all the formulas needed to succeed. Very highly recommended as an essential, basic pick any real estate investor should keep at hand.

Correct me if I am wrong but looking at the definitions for assessment ratios they are defined as appraised price (P) * assessment ratio (R) = assessed value (A) so restating this as P * R = A then R = A / P which is not consistent with the book. The book states that R = P / A which is invalid. If you take the example of asked price which for this example lets say it is the appraised price of $107,500 and assessed value of A = 90000. If you use the formula of R = A / P then the ratio is 83.7% if you run the numbers defined in the book formula you get 1.194444444444. Other than that, the book has been very good at figuring the value of a given property. This also applies to the Assessment ratio adjusted.

"A Plain Pine Box" tells the story of how the Adath Jeshurun Synagogue (Conservative) in Minneapolis, alarmed at the rising costs of funerals (not to mention departures from tradition), decided to reclaim the right to care for its own dead. After studying the Jewish laws of burial and the role of the Chevra Kadisha (burial society), they formed their own Chevra and began to offer thier members the option of a plain pine box, to be provided for free by the congregation.

This is a reprint of a book that first came out in 1981. At that time, I was living in Minneapolis, where these events took place, so many of the people involved are personally familiar to me. Rabbi Arnold Goodman, the author, was the pulpit rabbi at the synagogue. The story was also featured as a TV documentary, which received wide acclaim at the time.

The many challenges that the congregation faced -- ranging from paranoia by the funeral industry to concerns about government burial ordinances to opposition within their own membership -- are all covered here in detail. In addition, Rabbi Goodman discusses many important issues surrounding Jewish funerals. I highly recommend this book as a primer to any congregation -- Jewish or not -- that is considering a return to simple funerals.

More than a cookbook, this is her manifesto on bringing back the simple pleasures of honest, good food in everyday eating. An artfully designed and illustrated work, it includes recipes for such humble Italian dishes as Penne with Roasted Tomatoes, Panino (a kind of sandwich) of Grilled Portobello Mushroom, and Green Peas Cooked Pearl Onions and a Lettuce Hat.     The book takes us on a personal journey through Viana's home in San Francisco, where she explores her Italian roots which have been incorporated into her daily life. Her genius helps readers to cook casually and deliciously, with their senses fully engaged -- by recognizing the smell of a good tomato, or measuring olive oil in puddles and flour by the fistful. The first chapter examines the rites and rituals of cooking. Viana feels, "cooking requires responsiveness and being in the moment." She does this by relying on her senses. Viana urges readers to return to a more natural style of cooking that doesn't require the need for measuring cups and spoons, and appliances. "I want people to get away from the pseudo-scientific idea of cooking, like you have to don a lab coat." Instead, she says, people can measure in the relaxed ways their great-grandmothers did: with coffee cups, wine glasses, egg shells and soup spoons. Viana firmly believes "the process of cooking should be: natural, free-flowing, and heartfelt."

    Viana takes us through the many lives of bread, the quintessential food of every ethnic cuisine. She explains, "freshly baked and cooled, bread is eaten with dinner; the next day, slightly dried out, it is grilled for bruschetta or used as a base for country soups; completely dried, it is broken up to make salads, turned into bread crumbs to line baking dishes, or toasted to sprinkle on pasta." She provides recipes for straightforward breads such as Pizza Dough, a type of flatbread; Sicilian Semolina Bread, a golden all-purpose bread; and Twisted Cornbread and Wild Black Walnut Bread, both quick breads and made without yeast, relying on other ingredients to lighten the texture. Viana's simple guidelines for bread making, like how to properly measure flour and knead dough, make you feel comfortable yet excited about the fun experience bread making should be.

    Her chapter on how to make great panini (Italian for sandwiches) gives us tips on how to treat the sandwich with respect and how to turn it into really good food--that's good to eat. Viana says "we are a sandwich-eating society and by carefully choosing ingredients and keeping freshness and quality in mind, we can be proud of our sandwich tradition." Whether you call it panino or a sandwich, here are some of Viana's rules to make it great: Don't assume all sandwiches must contain either meat or cheese--some of the best sandwiches contain just vegetables; tomato and lettuce shouldn't automatically be added to all sandwiches--but vine-ripened tomatoes and tender lettuce can be a filling on its own; don't always spread on mustard or mayonnaise--try lemon juice, olive oil, vinegar, or a pesto; avoid plastic wraps--place prepared sandwiches in wax paper, brown paper, napkins or clean white tea towels to allow it to breathe. Viana shares her favorite sandwiches like her father's ricotta based Panino di Pap, Monster Mushroom Panino, Vinegared Eggplant Panino, Tiny Garlic Sandwiches, Green Olive Panino and Tomato and Mozzarella Toast, the Italian version of our grilled cheese.

    Ending on a sweet note, Viana feels the best way to have a spectacular finish to a meal is with luscious tree-ripened fruit for dessert. A long-standing custom in the Mediterranean, fruit is always served with wine, and Viana captures the taste of this delectable combination of Peaches in Asti Spumante. Another fruit dessert is Frutta e Verdura, made for an Italian offering called sopratavola. This recipe uses a selection of raw fruits and vegetables such as fennel bulbs, celery hearts, melon, and grape clusters, known specifically to cool and refresh the body, lightly sweeten the mouth, and aid digestion. "The fresh, sweet juices, mineral essences, mingled soft earthy scents, and absence of pretense are at the very heart of what eating is all about," she says.

    Unplugged Kitchen is a romp through the Italian countryside. Viana La Place is not a pretentious culinary snob, but a down-to-earth woman you'd find behind an apron with olive-oil drenched hands. Her writing and her recipes are exquisite. I read the book for pleasure, and everything I've made is simple and clean and delicious. Forget the machinery and assortment of kitchen gadgetry. Get back to the food and the land--and this book will make this journey and elegant delight. It's one of my favorite cookbooks--stains and all. It's been well-used and well-loved.

    Before I begin, let's get one thing straight: I don't cook. I HATE to cook. I grew up dodging my mom's requests for help in the kitchen, reasoning that if I never learned to cook, I'd never be trapped in the domestic drudgery of slaving over a stove for myself or anyone else. Eating disorders, weight wars, and a long ambivalent relationship with food ensued.

    This book was one of the best things that happened to me after I started healing myself from these woes. La Place pares down the processes of "cooking" to their essence: choosing, preparing, and enjoying the nourishment we all need to stay alive. She lists simple tools that bring the cook into direct contact with the lovely colors, shapes, smells, and textures of food --- a sharp knife replaces the food processor, for example --- and suggests a basic pantry of ingredients to have on hand for a nearly endless variety of delicious combinations. There are also shopping tips, ideas for reducing waste in the kitchen, wonderful memories of favorite meals, excerpts from classic writings on food, and more.

    La Place's writing is inspiring yet down to earth, and the recipes are lovely, wholesome, and extremely simple. This, I suspect, is why this book is out of print --- there's no hype here, no trendy ingredients or complicated gadgets required, and thus, not much to sell. Too bad. It's held a place of honor in my kitchen from the day I got it, and would no doubt add a healthy dose of simplicity to many more.

    If you're lucky enough to find a copy, get it.

    What a refreshing presentation of foods in their healthiest and most delicious forms. This is just plain good reading, never mind great cooking. LaPlace lets the beauty of the foods shine through.

      There has not been a personal awarenesss book that has affected me as much as this book. I find myself regularly sharing bits and pieces of this book with many of my friends. I realize that what she shares in this book about working to achieve a balance in mind, body, and spiritual health is truly the key to a good life. Her use of quotes and personal stories, without being self absorbing, is quite refreshing. It is not her own autobiography, yet through her own shared experiences she assists the reader in working toward your own balance. I spent 4 weeks getting through the book because I found that I would sit and quietly absorb every few pages. I had borrowed the book from the library and when I returned it, it was obvious that I needed to buy it for myself. It is a book that I will reread and reference often. Just that I am buying this book is a statement in itself! I own very few books, and this will be the only self help book on my shelf. Ruth McGinnis makes sense and gets to the heart of what we all need. The format makes this book easy to read, yet is packed with tidbits that help each person wander into their own heart and pull out what needs to be evaluated.

      Good book! As the foreword by singer Amy Grant says, the book is about being realistic -- definately not a "thin thighs in thirty days" type of thing. I thought the book was refreshingly devoid of a focus on appearance, and the author's style was very supportive. I was disappointed with the lack of concrete information about weight training ("See a personal trainer" was about the extent of McGinnis' statement), but I loved the way the writer wove her ideas about health with stories about her grandparents and their naturally healthy lifestyle. I've bought the book as a present for several people.

          When I came across the title of the book, I thought I was going to be immersed in a book that was geared towards the history of our nation. Well, it does have history, lots of it, but in a very small and personal way. Mary Goulet provided history, humor, and a free trip down memory lane with her experience living from the land, her devoted husband looking for alternatives to support their decision to live away from local government utilities, and her willingness to tip those who want to take a chance living like them.

          I think the book is well written, the images are breathtaking, and the author made sure that her readers will be entertained, curious, and eager to try some of the alternatives to our modern lifestyles. I enjoyed this book so much I made sure some of my friends would also inquire about it. As for Ms. Goulet; well done and congratulations.

          I read Mary Ellen's A Not-So Simple Life book, and I can only say that it brought memories of my childhood. The book will remind many of how simple life was then (the early 30s and 40s) and how complicated can it be living off the grid; living in a self sustainable way without help from the local or state governement. While Ms. Goulet and her husband Robert Lee explain how they have chosen to live this way, they also offer some tips for those who would be interested in this alternative lifestyle.

          Ms. Goulet did a great job combining her rustic roots lifestyle with her early years growing on the woods in Minnesota. I would love to go on and on about the book, but then I'm afraid I will spoil it for those interested in purchasing it. Finally, this book is a great read and I strongly recommend it to anyone interested in learning more about living "off the grid".

          This book seems to be more of a reference and informational tool in regards to the Deryni series. It isn't a book to be read and enjoyed from cover to cover.

          I have read every Deryni book out there at least twice and i'll be the first to admit that this one is my least favourite. She was abviously trying to catch the readers up on her visions of the Deryni, and she did that well. It's not a book you want to read if you aren't a Fan already.

          I really like the Deryni series and I wanted to like this book. Too bad I just couldn't. When the author refers to quotes from her own books as "(a character) entering something into the canon," you know something's not right. Though the book is helpful in compiling most of the instances of magic in the books so far, the overuse of quotes and the dull writing make this a chore to work through. Magic is classified into uses which serve as chapter headings and then doesn't keep to the subject. Not much is "revealed" either, or even clarified. I learned more just re-reading the original books. A definite miss.

            I really enjoyed this book. It brings to an end one of the best trilogies I have ever read in SF. The characters are,as ever in a Jones novel, well developed in a 3 dimensional way (no make that 4 dimensions since time is a very important element). The development of the electronic arts scene is mind blowing. The science is convincing. There is rather a lot of weird sex but who's complaining?

            I was just sorry when it ended that I would not be meeting these people again.

            In White Queen the aliens arrived, and not everyone on Earth was pleased. North Wind brought us back to an Aleutian-run Earth. With Phoenix Café, three hundred years have brought us to a nearly decimated Earth, but one with a united purpose -- everyone wants the Aleutians gone, especially the Aleutians. Miss the Aleutian characters from previous books? You're in luck. Or not. Almost no one in Phoenix Café is who or what they appear. That's part of what Jones does best, destroying assumptions and keeping the reader off-balance. Assumptions about sex and sexuality are the first to go.

                  I bought this book based upon what I saw on the Ellen DeGeneres show. However, the recipes that I wanted, and they indicated were in this book weren't. But there are still plenty of good recipes in this book that are worth buying and trying out.

                  This is a great book with wonderful Italian recipes. For some reason, this book is not available in our area, but it was well worth the wait. I've already tried several of the recipes and they've all been absolutely delicious. The instructions are easily understandable, the ingredients' list is precise and the photos are beautiful, although there could be more. One for each recipe would be nice. But if you are looking for great Italian comfort food and wonderful smells coming from your kitchen - this book will do the trick.

                  I bought this book based on what I saw on the Tony Danza Show. Unfortunately, the main reason I bought it, the recipe was not in this particular book, it was a trifle that I wanted to try out. But the rest of the recipes are very good. I think that next time the Scotto's are showing their recipes and that a particular book has these recipes in them, they should be very honest about it. Both my mom and I are were very disappointed for this very reason in the book.
